Recently, the minimum interest rate for credit loans at South Korea's five major banks has entered the 4% range for the first time in 14 months. This is posing a significant burden on ordinary citizens with high debt exposure, including the so-called "Bit-tu" (leverage investors) and "Young-ggeul" (all-in home buyers) groups.
This trend is attributed to demand restrictions caused by the government's stringent household debt regulations and the effects of rising inflation. This could act as a severe repayment burden for those who utilized high leverage, highlighting the growing necessity for investors to reassess their strategies in response to the changing interest rate environment. In particular, predicting market trends through macroeconomic indicators and on-chain analysis has become increasingly crucial.
Background of Interest Rate Hikes and Market Impact
Interest Rate Trends of the Five Major Banks
The interest rates for one-year credit loans at the five major commercial banks in Korea were recorded between 4.010% and 5.380% per annum. This represents an increase of 0.150 to 0.260 percentage points compared to a month ago. After maintaining the 3% range since December 2024, the return of minimum rates to the 4% range after 14 months indicates a substantial increase in the interest burden for borrowers.
Additionally, the minimum mortgage rates have continued to rise since hitting the 4% range at the end of 2025. As of the 13th, the rates for mixed-type mortgages at the four major commercial banks ranged from 4.360% to 6.437% per annum.
Increased Burden on Leverage Investors
According to FireMarkets' analysis, banks are raising loan rates due to strict government regulations on household debt and inflation. Since the beginning of this month, banks have been gradually increasing the spread on mortgages and are also trending toward higher rates for credit loans.
Due to this loan management stance, the total household loan balance of the five major banks (KB, Shinhan, Hana, Woori, and NH Nonghyup) stood at 765.25 trillion won as of the 12th, a decrease of 558.8 billion won compared to the end of January. This marks a three-month consecutive decline following December last year (-456.3 billion won) and January this year (-1.86 trillion won).
However, due to the stock market boom—with the KOSPI index recently surpassing the 5,500 mark—overdraft (minus) accounts for "Bit-tu" purposes are on the rise. As of the 10th, the balance of overdraft accounts at the five major banks reached 39.98 trillion won, up nearly 300 billion won from the end of January. Attention is now focused on whether this rising interest rate trend will lead to a contraction in the investment market due to the increased repayment pressure.
Reassessing Investment Strategies
Importance of Macroeconomic Indicator Analysis
Interest rate fluctuations are closely linked to macroeconomic conditions. Therefore, investors must make decisions by closely analyzing indicators such as interest rates, inflation, and economic growth. Particular attention should be paid to the monetary policy directions of the Bank of Korea and the U.S. Federal Reserve.
Market Prediction via On-Chain Analysis
In the cryptocurrency market, analyzing on-chain data is vital for predicting trends. Metrics such as transaction volume, active addresses, and network hash rates provide useful information for understanding participant sentiment and capital flow. Strategic decisions based on this data can lead to more rational investment outcomes.
Portfolio Diversification and Risk Management
In a volatile market environment, diversifying portfolios to spread risk is essential. By investing in various asset classes—such as stocks, bonds, real estate, and cryptocurrencies—investors can minimize losses from the decline of a specific asset. Furthermore, risk management techniques like stop-loss orders and staggered buying should be utilized to limit potential losses.
